What responsible stewardship of this building looks like
Besides the actual buildings, the HVAC systems in your facility are among the largest assets of your organization. When cooling tower chemistry goes unmanaged, a commercial chiller that should last 15 years can fail in 8, 5, or 2. Retubing a failed chiller starts around $30,000. Full replacement runs $150,000 to $250,000, sometimes more.
Closed loops, a chill or hot loop, need to maintain a minimum of 600 ppm of sodium nitrite to offer corrosion protection. If you’re expecting any freeze protection, you’ll need over 800 ppm. When your mild steel begins to corrode, your heat exchange surfaces get coated with iron, and far less heat moves across them. Your chillers work harder and fail sooner.
Churches carry a risk most buildings don’t. Your systems run near full capacity one day a week, and the light run schedule creates a false sense of security. Water treatment chemistry doesn’t care about your schedule. Monthly visits for cooling towers and quarterly visits for closed loops are built around confirming those chemistry levels. Sodium nitrite, for closed loops, and similar treatments degrade on a roughly one-year cycle whether the building was full or empty. The clock runs either way.
Most churches assume their HVAC contractor, if they even have one, is handling water treatment. In our experience, that is rarely true past initial system startup. HVAC contractors aren’t equipped to test water. They fix pumps, seals, and fan coils after something fails. Catching the chemistry problem behind the failure is a different trade.
By the time an inspection reveals what’s been happening, the damage is done. Nobody wants to explain to the congregation why there’s no air conditioning on Sunday morning, or where the replacement money will come from.
